7 tips to make your property listing stand out

    Home ・ 03.04.2025

With the property market more crowded than ever, grabbing a buyer’s attention is no small feat. If you want your listing to rise above the rest, it needs to be well thought-out and visually appealing.

Urmas Uibomäe, CEO of the real estate portal Kinnisvara24, shares seven tips to help you craft a listing that gets more clicks — and closes deals faster.

    1. First impressions matter — your lead photo is everything

First impressions happen in a flash — and with real estate listings, your main photo can make or break a buyer’s interest. A blurry or dull image might get skipped entirely. Choose the most attractive and well-lit shot of your home. And if your listing has been up for a while, consider updating the image to keep things fresh and eye-catching.

    2. Build a well-curated photo gallery

One photo just won’t cut it. Upload a variety of shots to give potential buyers a better sense of the space. Furnished rooms usually feel warmer and more inviting than empty ones — plus, furniture helps show the scale and layout. Still, it’s smart to clear out anything excessive. Buyers want to imagine the home as their own, not someone else's cluttered space.

Give the place a good tidy-up before snapping photos. Stash away clothes, bottles, cleaning supplies, fridge magnets, and those random trinkets that tend to collect over time. Straighten your bookshelves, throw a neat cover over the bed, close the toilet lid, and add a vase of fresh flowers or a bowl of fruit to bring life into the space.

When it comes to great photos, lighting is everything. Natural daylight brings out true colours and makes a room feel bright and airy. Try to avoid shooting into direct light. And if you're using your phone, skip the flash — it tends to flatten the image and create harsh shadows.

    3. Use a short, punchy headline

Your headline is one of the first things potential buyers see, along with your main photo. A great headline is short, catchy, and highlights your home’s biggest selling point. Think „sunny apartment!", „new price!“, or „top pick in the area!“.

    4. Write a description that draws people in

The description should inform and engage — it needs to make people want to come and see the place. Start with two or three key features that make your property stand out.

Tailor your message to the audience. Families will want to know about nearby schools and kindergartens. City dwellers? Highlight nearby gyms, restaurants, and public transport. Keep the description clear and easy to read. Show off the best features in a way that helps people picture themselves living there. And be honest — the right buyers will appreciate transparency.

    5. Set a fair and competitive price

Even the best listing won’t help if the price is way off. Take a look at similar listings to understand market value and make sure your price feels fair and realistic.

    6. Share your listing beyond property sites

Don’t just rely on real estate websites. Post your listing on social media too — you never know who might come across it. A share from a friend could lead to your ideal buyer. Just make sure your post includes a strong photo and a catchy headline.

    7. Use extra tools to boost visibility

Real estate platforms often offer paid features like listing promotion or highlighting. Use these wisely to get more views and improve your chances of finding the right buyer or renter faster.

Follow these tips to create a listing that gets noticed, attracts serious interest, and helps you sell or rent your property quicker — and at the best possible price.
