    Mortgage loan

    In the case of a mortgage loan, you can decide how you’ll use the money you borrow by establishing a mortgage on the property. It can be for starting your own business, renovating your home, buying a property or doing something else you’ve always wanted to that will cost you quite a bit.

    Applying for a loan

    Fill in the loan application form.

    We’ll then make you an initial offer on the loan amount and interest rate in just 60 seconds!

    Our loan administrator will go over any details with you and then e-mail you a binding offer.

    Submit an expert appraisal on the property.

    Sign the loan agreement and take out home insurance.

    For your convenience, Coop Kindlustusmaakler can make you a home insurance offer.

    We’ll then arrange a time with you for the mortgage to be notarised. Finally, we’ll transfer the loan amount to your account.

    Mortgage loan – good to know

    • The loan amount starts from 5000€
    • The repayment term is up to 20 years, when buying a real estate up to 30 years
    • The interest rate is from 6 month’s EURIBOR + interest margin 3,5% per annum, when buying a real estate 2,5% per annum
    • If you’d like to, you can fix the interest rate on a loan secured with property for a longer period as well. Ask from Your loan manager for more information on how to fix the interest rate
    • The loan collateral is a mortgage over an immovable property
    • An applicant must be an Estonian citizen or a foreign national holder of a residence permit
    • The borrower may not be older than 75 years of age upon expiry of the loan term
    • Borrower’s minimum net income €700/per month
    • No current defaults in the payment default register
    • Loan application
    • Passport or ID card (with the residence or work permit) or driving license issued in the Republic of Estonia
    • If needed, a calculation for the use of the loan being sought
    • Account statements (income and expenditure) for all existing accounts for the last 6 months as of the day before the application
    • Expert assessment of the collateral, prepared by a real estate firm accepted by Coop Pank. The expert assessment must be ordered by the borrower and must have been prepared within the last 6 months before its submission to Coop Pank
    • If necessary, the private loan manager may ask questions and request documents additionally

    The bank usually applied the base interest rate of Coop Pank (KPB) to long-term loans (home loan, mortgage loan) from 1 May 2008 to 18 April 2012.

    KPB is quoted and published by Coop Pank on its website every banking day, taking into account money market interest rates and the current state of the economic environment in Estonia and worldwide.

    The base rate is more stable compared to individual market interest rates, since it takes into account more comprehensively how the economic environment and interest rates are shaped, follows the market situation at a calm pace and is not swayed by temporary fluctuations in the individual interest rates.

    KPB is variable interest. For the client, Coop Pank’s base rate is fixed for three months at a time, changing if KPB has changed during the three months after it was fixed last under the agreement.

    Currently, the base rate is 4.25%.

    The provisional annual percentage rate on a mortgage loan is 5,885% on the following sample terms: credit amount € 40 000, repayment over 20 years in 240 monthly annuity payments, agreement fee € 200,00, interest not fixed 6 months’ EURIBOR + margin 3,500% per annum (as at 30 September 2025, the 6 months’ EURIBOR is 2,109% per annum; the negative value of EURIBOR is equated to zero when interest is calculated; EURIBOR may change every 6 months), account management fee € 0, total credit amount € 67 229,58 and total of repayments € 67 029,58.

    The rate is calculated on the assumption that the credit amount is used in full immediately and that its principal and interest will be repaid in monthly annuity payments. When credit is received, an insurance agreement needs to be concluded for the collateral. The rate does not include any expenses related to providing or the collateral. Before you conclude an agreement, we advise you to review the terms and conditions of the financial service and, if necessary, consult a specialist.

    The need for a EIS guarantee will become clear in the course of analysing your application, and our loans specialist will outline the options available to you. If you already know you want to reduce the amount of self-financing you have to provide, you can mark a EIS guarantee as security in addition to your property on the application form. The loans specialist will then guide you on what to do next and what paperwork to provide.

    When filling in the loan application form, we recommend saying yes to receiving offers from Coop Kindlustusmaakler. If you do, then they’ll make you a variety of offers from different insurance companies straight away, i.e. in the course of your application. This will save you the time and hassle of having to ask all those insurers for offers yourself. Insurance policies tend to be entered into for a period of one year, at the end of which Coop Kindlustusmaakler then makes you another offer. If you take out a policy elsewhere, you’ll need to make sure yourself that it’s renewed and e-mailed to the bank (kindlustus@cooppank.ee).

    Euribor or the Euro Interbank Offered Rate is the pan-European interbank interest rate on the euro with which the leading banks on the European interbank money market offer one another term deposits. The current Euribor rate can be found by clicking on e.g. the https://www.euribor-rates.eu/en/ link on the Eesti Pank website.

    You can. Send us a message via the Internet bank or submit a digitally signed application in free form. Indicate the number of your loan contract, the borrower’s ID code and how long you need the grace period to be. Be sure to state, in detail, why you need the grace period. One of our loan specialists will analyse your application and offer you the optimal grace period option given your situation.

    Yes, either in part or in full. To do so, submit a signed application or Internet bank message to this effect, indicating your contract number, the amount being repaid and the date of repayment. If there isn’t enough money in your account to cover the amount on the date in question, your application will be annulled. In accordance with the law, the bank has the right to charge a fee for the early repayment of a loan, as set out in its price list.
